Most roofing firms stopped doing repairs because the money is in replacements. We never did. A repair done at the right time is the reason a roof lasts ninety years instead of forty.

The job

What roof repairs actually involves

A repair is a diagnosis before it is a job. Water does not leak in where it shows up — it comes in somewhere, runs down a rafter, tracks along a purlin, and drips through the ceiling three metres from the actual hole. That is why a repair that starts with "we will just replace a few tiles above the stain" fails so often. We get in the loft with a torch first, on a wet day if we can, and we follow the water back to where it started.

The common ones round here are predictable and we could list them in our sleep. Slipped or cracked tiles. Mortar ridges and hips that have blown and let the tiles start moving. Cracked cement fillets round a chimney where there should be proper lead soakers and stepped flashing. Perished valley linings. Verges stripped by wind on the Tamworth estates. Split lead on a Wylde Green bay roof. And gutters so full that water has been running down the wall for two years and everyone assumed the roof was leaking.

That last one deserves saying twice. A meaningful share of the "roof leaks" we get called to are not roof leaks. They are blocked gutters, a cracked downpipe, failed pointing, or condensation in a badly ventilated loft being mistaken for a leak. We are not going to invent a roof problem because you rang a roofer. If it is your gutters, we will clear them and charge you for clearing gutters.

We do charge for a proper survey where the fault is not obvious, because doing it properly takes time and the free-quote model just means someone is guessing on a ladder. If the repair goes ahead with us, the survey comes off the bill.

How quickly can you come out?

Not for a straightforward look at something visible. For a hidden leak that needs a proper investigation, yes — and it comes off the bill if we do the work.

Is it worth repairing an old roof?

Very often, yes. Age is not a fault. A ninety-year-old roof with sound timbers and good tiles that needs its hips re-bedded is a repair, not a replacement, whatever anyone else told you.

My ceiling is stained but there is no drip — urgent?

Worth looking at, not worth panicking about. It may be an old stain from a fault that is gone, or slow ingress that is soaking into timber. Either way it is cheaper to know.

Most of the expensive work we do started as something small that nobody spotted. A roof on a check cycle gets seen once a year by someone who knows what they are looking at. It is not a subscription trap — cancel whenever, we will not chase you.
