Pitched roof replacement in Mere Green

Mere Green gives us two entirely different re-roof conversations, sometimes on the same road. The older spine of the area is 1930s and 1950s semis and detached, and those follow the usual arc: original clay or early concrete tile, mortar hips and ridges gone, timbers generally sound, and about half of them do not actually need the full job they were quoted for by someone else.

The other conversation is the one people do not expect. We re-roof houses in this area that are barely twenty years old, and when we do, the cause is almost never the material. It is workmanship. Ridge tiles bedded in mortar and never mechanically fixed even though the specification called for it. Verges done in mortar on an estate where dry-verge was on the drawing. Underlay dragged tight over the rafters with no drape at all, so any water that does get past the tiles has nowhere to run but into your loft. A roof that is failing at fifteen years old was built wrong, and that is worth knowing before you accept that it is just what happens.

Extensions are the Mere Green constant across both kinds of house. There are a lot of them here, and the abutment where the extension roof meets the original wall is the single most reliable leak on the estate. It wants a properly stepped flashing chased into the brickwork. What we find, again and again, is self-adhesive flashing tape stuck over the surface. It looks fine. It survives about four winters.
